Breaking news! Landlord database: Rollout to start in December
September 2026
Important update for landlords in England
The UK Government has confirmed that a new ‘Register your rental property’ service will begin rolling out from 15 December 2026.
Landlords will need to register themselves and each occupied rental property, with the rollout taking place region by region.
Key registration deadlines:
- West Midlands — 14 March 2027
- East of England — 14 April 2027
- East Midlands — 14 May 2027
- South East — 14 June 2027
- Yorkshire & Humber — 14 July 2027
- North West — 14 August 2027
- North East — 14 September 2027
- London — 14 October 2027
- South West — 14 November 2027
Registration is expected to cost £65 per property, per year.
Landlords will be responsible for registration, although agents will be able to upload documents on their behalf where agreed.
The register will require information including property details, rent, residents and bedrooms, along with evidence such as gas, electrical and EPC certificates.
Missing the relevant deadline could lead to enforcement action and a fine from the local council.
There are also planned changes to how rent increase challenges are handled, with the Valuation Office expected to take over from the First-tier Tribunal. A start date for this change has not yet been confirmed.
